Meet Unique Vilasita: IFA’s Latest Addition to the R50 Billion Zimbali Lakes Investment

IFA has unveiled Vilasita, the latest residential project as part of its extensive development at Zimbali Lakes within the Tatali waterfront precinct.

According to Neil Cocker, the vice-president of operations at Zimbali Lakes, these villas exceed traditional apartment sizes, offering “exceptionally livable spaces” with drive-up access to each of the 146 units.

Cocker claims that Vilasita’s location by the water’s edge is “potentially the most desirable piece of land in the entire estate.” Its stunning combination of lake and ocean views distinguishes it as one of the most notable residential projects in the country.

Vilasita also stands out due to its variety of unit sizes, which include one-, two-, three-, and four-bedroom villas. Cocker refers to Vilasita as the “next level in lock-up-and-go,” with pricing ranging from R2.95 million to R55 million for its expansive 700m² penthouse and “everything in between.”

For perspective, a penthouse in a prominent beachfront development in Umhlanga Rocks sold for R50 million over ten years ago, and “it was nowhere near the size of what we’re offering at Vilasita,” Cocker notes.

Surroundings

Crucially, Vilasita is integrated into its surroundings and is not a standalone residential development. Together with the upcoming Tonino Lamborghini Suites and Residences, it completes Tatali, which represents the “premium” section of the larger Zimbali Lakes estate.

Cocker mentions, “There will be substantial interest in this area due to its prime location.”

This precinct offers easy access via the M4 freeway and features the 20,000m² Zimbali Square shopping center “right on your doorstep.”

The retail hub will be anchored by Checkers, Dis-Chem, and Woolworths.

The Ernie Els Signature Course at Zimbali Lakes is operational and serves as a significant selling point for the entire estate, with 12,000 rounds played thus far this year, which is considered a “strong figure” by Cocker.

Upon completion, Zimbali Lakes will encompass over 20 hectares of lakes, the two largest spanning 10 hectares each.

Vilasita is strategically located on the edge of the first lake, which is currently under construction and designated for non-motorized water sports. Strolling paths and walkways will extend down to the main beachfront.

The development at Zimbali Lakes is divided into five phases, with virtually all units in phases one and two already sold out. Cocker indicates that around “66” stands remain available, with 45 homes currently in progress.

He anticipates this number will exceed 200 in the next 18 months as plans receive approval.

A 750-unit, 12-hectare Evergreen retirement village is also being finalized, along with plans for a day hospital within the Tatali precinct.

Vilasita complements other previously announced properties in the Tatali precinct, including the Ernie Els Suites and Avanti Residences. Cocker projects that all developments will be completed and occupied by mid-2028.

According to him, aside from Zimbali Lakes, the KZN North Coast has experienced “immense growth” recently, making it “arguably one of the fastest-growing residential corridors in the country today.”

Proximity to King Shaka International Airport, just 15 minutes away, has significantly spurred this investment.

Recent Lightstone data reveals that sustained residential and lifestyle demand is evident, with 366 adults relocating to the North Coast each month.

In the next phase of IFA’s masterplan for the region, Zimbali Country Estate, a 70-hectare development located inland, is in progress.

“We have space allocated for a school and tertiary education; eventually, residents won’t need to leave the estate. Grandparents could reside in the retirement village, siblings in the apartment units, and parents in free-standing homes, allowing for an entire generation to live within the estate with all necessities close at hand.”

Proven Track Record

Zimbali has been integral to IFA Hotels & Resorts heritage for nearly three decades, having initially developed the renowned Zimbali Coastal Resort. “We were the first major investors in this region – and the province. Now, we see numerous significant international firms investing in the area,” adds Cocker.

To date, IFA has invested over R30 billion into the North Coast.

Overall, R50 billion in long-term capital investment is planned for the area in the coming years, including proposals for a marina along the coast post-2030.

“As more investors like us commit to the province, it demonstrates confidence in the market.”

Cocker asserts that through its developments, IFA has played a vital role in elevating the prices of residential properties in the area, contributing to the broader vision for Zimbali Lakes.

Sales for Vilasita will open to the public online at 9 am on November 7.
